Ten percent of collected rent, $650 when we place a new tenant, and no lease renewal fee. Those are the headline numbers for a standard single-family or small multi-family rental in Milwaukee County, and they're the ones most companies make you call to get. Two fees that are common in this market aren't part of our pricing.
Repair and maintenance costs are billed on the work itself. How a job gets priced depends on what it is: a vendor invoice passed through, work our own people do, or a larger project we coordinate and supervise. There's no single number we can publish here honestly. What we will do is tell you which applies before work starts on anything beyond a routine service call, and your monthly statement itemizes every charge.
When a tenant pays rent late and pays the late fee, that fee gets split evenly between you and us. We publish this because it's the line item owners are most often surprised by, and because the reasoning matters. Chasing late rent is the least pleasant and most time-consuming part of this job. Splitting the fee means the work of collecting gets paid for by the tenant who created it, rather than by you.
It also keeps the incentives pointed the right way. We're paid on rent we actually collect, so a tenant who never pays costs us as much as it costs you.
Our fee to manage an eviction is $125. That covers the filing paperwork, coordinating the court appearance, scheduling the sheriff, and handling the turnover afterward.
It doesn't cover Milwaukee County court filing costs or attorney fees, which get billed to you at cost with no markup. We say that plainly because "eviction included" language elsewhere in this market usually isn't.
Ten percent is the standard rate for owners with one to a handful of units. With a larger portfolio the rate can come down, and how far depends on unit count, property type, and how geographically concentrated the properties are. A twelve-unit building on one lot is a different operation than twelve scattered single-families, and the pricing reflects that. Call and we'll quote it.
If a tenant we place on a 12-month lease moves out during their first 12 months, we re-rent the unit at no additional placement charge. It applies to new tenants we screened and signed on a 12-month lease.
The guarantee exists because the $650 placement fee should buy you a tenant who stays, not just a signature. If our screening was wrong, fixing it is on us.
Gross collected rent. If the rent is $1,200 and the tenant pays it, the fee is $120. We don't calculate the fee on rent that was never collected. A monthly minimum applies.
Listing and photography, syndication to the rental sites, fielding inquiries, showing the unit, running credit, criminal, eviction and income screening, verifying employment and prior landlords, and preparing and executing the lease.
Not on a standard takeover. If the previous manager left the file in poor shape, with no signed leases on hand, security deposits unreconciled, or deferred maintenance undocumented, we'll quote that work before starting rather than absorb it quietly or surprise you later.
Management fees in this market generally run 8% to 12% of collected rent, with placement fees anywhere from half a month's rent to a full month. On a $1,200 unit, a half-month placement fee is $600 and a full month is $1,200. Our $650 is a flat figure that doesn't rise with the rent.
