We advertise your vacant properties to find the best possible tenants. We utilize a variety of marketing avenues such as online advertising, property management software and eye-catching For Rent signs to attract the most applicants possible. We also offer property showings so the applicants can see the unit prior to submitting their applications.

NEW TENANT SCREENINGS

We know how important it is to you to find the right tenant for your property. Our in-depth screening process includes a comprehensive background check, income verification and landlord reference checks. We are so confident in our screening process that we offer a 12 month new tenant guarantee. If the tenant moves out within that first year we will re-rent the unit at no cost to you.

TENANT MOVE-INS

We oversee the tenant move-in process from start to finish. From the lease signing and initial walk-through to the welcome letter and handing over keys, we make sure that your new tenant has everything they need to feel comfortable in your property.

RENT COLLECTION

As one of our most critical services, we pride ourselves on our high rent collection rate. We offer tenants multiple ways to pay rent, including a tenant portal with online payment options, a dropbox for money orders and checks, and a mailing option. We even offer a walk-in cash payment option, where tenants can go to specified retail vendors to make a cash payment.

PROPERTY MAINTENANCE

We have long time relationships with vendors from all different trades to handle all types of maintenance requests in a timely manner. This top-notch service keeps tenants comfortable and happy, and contributes greatly to our high lease renewal rates.

UTILITIES MANAGEMENT

In order to take the stress off of our owners as much as possible, we take care of paying municipal water and sewer bills. We also process payments for electric bills during a turnover.

EVICTIONS

In the unfortunate event that this service is needed, we handle the eviction process from start to finish. We work with local lawyers who specialize in evictions to make the process as streamlined and painless as possible.

LEASE RENEWALS

In order to avoid vacancies, we handle lease renewals with plenty of time to find new tenants if necessary. We also monitor market trends and assess when to apply rent increases.

OWNER PORTAL

We provide our owners with convenient access to an online portal where they can view the KPIs (Key Performance Indicators) of each of their properties. They can also view open maintenance requests and monthly reports as needed to stay on top of their properties' performance.

TENANT PORTAL

Upon signing their lease, all tenants have access to an online portal which allows them to conveniently pay rent, submit maintenance requests and get in touch with us as needed. Tenants can also download the free tenant portal app, which allows them to do this from anywhere, 24/7.

UNIT TURNOVER

After a tenant moves out, we assess the property to determine what is needed to get it rent-ready. This can include carpet cleaning, painting, and other routine maintenance to keep the unit fresh and ready for the new tenant.

SALES AND ACQUISITIONS

In addition to our property management services, we offer licensed real estate services. We can assist in helping you sell properties or acquire new ones.
